Our consultants have specific training in roofing technology and good understanding of other associated trades rather than general training in all aspects of construction and only a general knowledge of roofing practice.

This gives you the benefit of having qualified, knowledgeable, and specific consultation advice available to you so you can make the right decision when it comes to your roof system.

Our consultants and roof observers are all ticketed journeyman roofers with additional education and certification provided by the Roofing contractors Association of British Columbia and the Roof Consultants Institute.

Condition Reports
We will perform an on site observation of your roof system and submit a condition report detailing our findings. In our report we will note the type and composition of materials that comprise your roof system, provide a detailed description of any/all deficiencies that are evident (including photographs of all deficiencies to be used as a visual aid in helping you to understand our comments), provide a roof plan drawing complete

with all notable roof projections and measurements, offer our conclusions and recommendations and also provide an opinion of probable cost, based on recently complete projects of similar size and complexity, for recommended roof repairs or replacement.

With this information package and you will have a clear and knowledgeable understanding of your roof systems condition and life expectancy which you can utilize for budget planning, maintenance scheduling, and coordinating other projects you may have in regards to your building.

Thermography

We offer Thermographic reporting as a method of performing non-destructive analysis of your building to:

  • Determine which areas are suffering from moisture ingress, and how far the moisture invasion has progressed. Your roof may only require a repair to a small area, wouldn’t you rather know, than guess, and replace the entire roof unnecessarily?
  • Determining water ingress origin. Is it really the roof leaking, or could it be the wall or nearby window seals?
  • Detect improper insulation functionality caused by leakage, displacement, or improper application. Heat loss costs you money!


Following the non-destructive testing, we can confirm moisture presence by taking core samples and taking moisture readings of the suspect area. This ensures any destructive testing that is required is limited to the correct area, avoiding the “hit and miss” detection process.

Specifications

We offer properly detailed specification packages for the repair and/or replacement of the existing roof system on your building.

Included in our specification package, we will photocopy and tender the specifications to reputable roofing contractors on your behalf and upon request we will review the submitted tenders to assist in the award of contract.

Our specifications are designed and written on an individual basis with your specific roof in mind. We design our specification to meet or exceed the minimum standards set out by the Roofing Contractors Association of British Columbia, so that once completed; your roof will provide satisfactory service for the maximum amount of time.

Roof Observations Services

We provide site visits while work is in progress to ensure adherence to the specification. we remain on site for as long as is necessary to determine that during our visit, applications are proceeding as specified and the workmanship is in line with good roofing practice.

Interim reports detailing materials, workmanship and progress are filled out and signed by our Roof Observer and the roofing foreman for each visit. Copies of each report are then submitted to the design authority, owners' representative, general contractor and the roofing contractor. Upon completion of the project, we perform a final roof observation and submit a final roof observation report ensuring the owners that all work has been completed in accordance with specifications or contrarily listing any/all outstanding deficiencies yet to be corrected.

This gives you the confidence that your roof system is being applied with your best interests in mind.

Health Check Program

We can provide annual roof reviews of your new roof system once it has been applied. We will notify you that your roof is coming up to its anniversary date every year to give you the opportunity for a Health Check. This Health Check consists of an 11 point check of the roof system including:

  • Membrane/Shingle condition check – for basic integrity or seam failure
  • Flashing condition check – for wind damage or attachment failure
  • Drainage condition check – for restrictive blockage
  • Sealant condition check – for shrinkage or cohesive failure
  • Hardware condition check – for corrosion or attachment
  • Adjoining component check – for wall or other issues that could affect the roof
  • Substrate condition check – as assessed from the surface by feel
  • State of cleanliness check – for organic debris or tenant debris
  • Physical abuse check – for tenant or other abuse
  • Animal damage check – for bird/rodent/raccoon damage
  • Provide comments & subsequent recommendations

The Health Check report can be provided to your maintenance staff as a guideline for repairs and maintenance that may be required to help ensure your new roof continues to perform at its highest potential for an extended period of time. Please note: this service is only applicable for projects we have provided Roof Observations on and cannot be applied to roofs we have not been involved in.
